JUNE 2026 - Washington County Rent Report
As we end Q2 2026 thought I would look at where the renal market is sitting right now.
The 3 Br 2 Ba single family home continues to be the markets "Bread & Butter" property for renters and landlords alike. That said 1 and 2 bedroom units are out perform in the rent per Sq.Ft catagory and should be on your investment scope if they come available.
Even though rents are up about 2% from the year prior we are seeing rents, like sale prices, softening. We anticipate in the next 6-12 months more tenants will make moves to rentals that meet their needs better (size, location, cost). With interest rates where they are at today in the low to mid 6% range renters are slow steping the transition to ownership compated to 5 years ago. Until inflation and energy costs get under control we'll see this trend continue.
LANDLORD TIP: When renewal time comes - we most likely will suggest leaving rents alone and not trying to increase rates. Right now an over priced unit can sit for 30-50 days and lost revenues from a vacnacy can never be recaptured. Best to keep rents where they are and renew the contract for another period.
